The Kiln, a new cutting-edge building within Hoults Yard, has been developed
to provide high-spec modern commercial spaces, set to fire the imagination of
the North East’s creative and digital sectors.
Just a stone’s throw from Newcastle’s bustling Quayside and Ouseburn, the newly-launched
commercial property strengthens Hoults Yard’s position as the jewel in the crown
of the region’s ever-growing creative industry.

Hoults Yard occupies some 10 acres and over 200,000 sq ft of space. Clients have
been quick to sign up for The Kiln and include Tom Gutteridge’s Standing Stone
Productions, conference firm R&B Group, art promoters Locus+, artist Dan Holdsworth,
theatre company Live Theatre, internet firms Union Room, Green Media and Urban
Digger, as well as a dozen music bands, photographers and artists.
Northern Film and Media, an agency at the heart of developing the North East’s
digital arts offering, has taken up residence within the new two-storey building.
Also in situ are fashion designers Poetic Gem, IT specialists Hedgehog Labs and
marketing agency OneBestway.
The team behind Hoults Yard has also launched an innovative hot-desking space
– where freelancers, start-ups and solo practitioners can rent a desk for £40
per week inclusive, including broadband.
Leasing agent for the site, Sanderson Weatherall, said the opening of The Kiln
cemented Hoults Yard as the hub of the North East’s creative community. Director
of Office Agency, Robert Patterson, said: “Hoults Yard is already home to 50 high-tech
businesses and now with Northern Film and Media at the centre of them all, the
sector’s upward curve will rise even faster.
“The redevelopment is geared towards the creative and media industries and the
Hoults team has introduced some very innovative concepts and flexibility to meet
the requirements of tenants.”
Funding has been secured to install a special high speed internet link into the
site which will allow Northern Film and Media and other occupiers with high bandwidth
needs to upload and download data extremely quickly.
Charlie Hoult, Managing Director of Hoults Yard said The Kiln had been redeveloped
with digital businesses in mind.
Recently joining the management team having built up an agency group in London,
he said: “By its very nature, Hoults Yard has always been a creative and dynamic
place. When it was built it fired Maling pottery that was admired around the world.
The new occupants are already developing work that will be seen globally. It’s
a very exciting place right now with over 350 people working on site – many are
world-class in music, art or design. We still have considerable scope to expand
and connect with other NewcastleGateshead initiatives to cement the regeneration
of this fascinating part of town.”
Holding a BREEAM Very Good rating for its low environmental impact – The Kiln
provides six studios with the remainder given over to offices, which start at
434 sq ft – all available on fully inclusive occupancy terms.
Robert added: “One of the beauties of The Kiln is that the office space is modular,
meaning companies can take as much or as little space as they require. As they
grow, tenants could turn two or more adjacent offices into their working area
if they need it, or downsize should they find they have too much.”
He said leasing arrangements had been simplified and tenants pay a single monthly
sum that covers all utility bills, business rates, insurance and the costs of
on-site security personnel 24 hours a day. There is ample adjacent car parking
and public transport links to the Quayside and city centre are frequent.
Hoults Yard was built for the renowned Tyneside pottery Malings which, at its
peak, employed over 1,000 staff at the site. The Kiln, named after the building
at the heart of its operation, completes the latest in a series of redevelopment
phases within a business environment of some 200,000 sq ft of space.
